DP3 Architects

DP3 Architects recently had the opportunity to volunteer for the South Carolina Chapter of the National Organization of Minority Architects (SCNOMA) with their Project Pipeline initiative.

Project Pipeline is an educational day camp that introduces middle and high school students, particularly those from underrepresented communities, to the field of architecture. The program is designed to spark interest in architecture and design by providing students with hands-on experiences and mentorship from professionals in the industry. Through workshops, design challenges, and field trips, Project Pipeline equips students with the knowledge and skills to pursue careers in architecture and related fields.

For Project Pipeline’s inaugural camp hosted at the Clemson School of Architecture, SCNOMA partnered with the Salvation Army Boys & Girls Club of Greenville County. Team members from DP3 Architects had the privilege of volunteering as professional mentors to the students, aiding in their design workshops and facilitating activities. The team also had the unique opportunity to participate in the tour of the Black Heritage Trail on Clemson University’s campus. The Black Heritage Trail features heritage sites connected to the stories of local Black history and South Carolina historical markers at significant historic sites. Overall, this experience was a way to give back and invest in the education and mentorship of future architects to ensure a vibrant and diverse profession.

As we look to the future of architecture, initiatives like Project Pipeline remind us of the power of mentorship, the importance of diversity, and the endless possibilities that arise when professionals invest in the next generation.

GREENVILLE, S.C. —Sotheby’s International Realty’s 2024 Mid-Year Luxury Outlook, a first-of-its-kind mid-year report, delves into the pivotal, forward-looking issues shaping luxury residential property markets around the world.

And the Upstate.

“Luxury housing doesn’t always mean Ibiza or Napa,” said Joan Herlong, the founder and CEO of the Joan Herlong & Associates Sotheby’s International Realty. “Our own listings across this amazing region highlight that luxury is here as well.”

As the only Sotheby’s International Realty affiliate in the Upstate, the agency has the region’s current highest listing at $12 million for 132 Mountain Shore Trail in Six Mile, a more than a 9,600 SF home majestically sitting on 1.75 acres with an impressive 1,000 feet of shoreline on the most sought-after lake in the Southeast, Lake Keowee. In addition, Joan Herlong & Associates Sotheby’s International Realty holds the sales price record for an Upstate private residence when the Belle Terre listing went for $9 million in 2022.

According to the latest data from the Greater Greenville Association of Realtors, Joan Herlong & Associates Sotheby’s International has the highest average sales price among the top 15 brokerages for the first half of 2024. It’s almost twice as high as the average sales price among the top 50 brokerages (ranked by sales volume).

One of the key takeaways from The 2024 Mid-Year Luxury Outlook is now is a good time to buy a luxury home, citing an investment report released by J.P. Morgan Private Bank in April 2024, that concluded “the state of the luxury market, defined as the top 10% of home values, is not impacted by changing mortgage rates like the overall housing market.” With a post-pandemic surge in their net worth, along with factors like private aviation and remote work, luxury home prices have seen dramatic gains.

The report also highlights what drives people to buy luxury homes as being beyond a place to live, but that will also serve as an investment vehicle and increase in value.

In addition, the report delves into how the public investment and interest in the arts drives luxury housing. Harnessing cultural resources in the service of community-building leads to advocating for cities to be artfully designed environments tailored to the needs of its residents, the report stated. A perennial truth is that substantial cultural investment is an essential element of urban life around the country.

“Everything we see in the report on the national level, we are seeing across our own region,” Herlong said. “The lessons learned is that Greenville and the Upstate are thriving as a market because of commitments that go beyond the bottom line.”

Quilts to be Awarded to Local Veterans in Special Ceremonies on July 20
Greenville, S.C. – What began as one mother’s dream when her son was deployed in Iraq in 2003 is now a foundation of volunteers on mission to cover Service Members and Veterans touched by war with comforting and healing Quilts of Valor. The Upcountry History Museum – Greenville County, a Smithsonian Affiliate, is honored to present a Quilts of Valor display from Friday, July 19 through Sunday, July 21, 2024. Two special ceremonies will be held Saturday, July 20, at 11:00 a.m. and 2:00 p.m. to award 10 local veterans their own Quilts of Valor.

Since its founding, the Quilts of Valor organization has awarded nearly 400,000 quilts to veterans in all 50 states. South Carolina leads the nation in the number of quilts awarded each year; a remarkable feat since it takes an average of 40-50 hours to create one quilt. Volunteers in each state dedicate and donate time, materials, and skills to making these quilts, which must meet specific requirements of the Quilt of Valor Foundation to be called a Quilt of Valor.

By definition, a Quilt of Valor (QOV) is a handmade quilt made from three layers: the pieced top, which is usually a multi-colored pattern, the batting, which is the center providing warmth and softness, and the backing, which holds the entire QOV together. The awarding of this quilt says unequivocally, “Thank you for your service and sacrifice in serving our nation.”

Any service member or living veteran with an Honorable or General Discharge who served in the United States Army, Marines, Navy, Air Force, or Coast Guard or are members of the activated National Guard and activated or active duty-special work (ADSW) reservists is eligible for a QOV. Merchant Marines who were activated from 1941 to 1945 and anyone who serves at the Dover Mortuary Facility are also eligible.

The Upcountry History Museum considers it a privilege to host this display in furtherance of its commitment to honor the men and women who have worn a military uniform in service of their country. More information about the QOV organization can be learned at https://www.qovf.org/.

The Upcountry History Museum is located at 540 Buncombe St., in Greenville, S.C. Hours of operation are Tuesday through Saturday from 10:00 a.m. – 5:00 p.m.; Sunday from 1:00 – 5:00 p.m. For more information, call 864-467-3100 or visit www.upcountryhistory.org.

GREENVILLE, S.C. — Greenville Business Magazine has honored Joan Herlong with a 2024 SC Women in Business award.

The SC Women in Business Awards are for female entrepreneurs, executives, employees and organizations they run and those who are making a difference. This prestigious award honors select businesswomen across South Carolina based on career achievements, contributions to their company, and community involvement.

Herlong moved to Greenville in 1989 and began selling real estate in 1993, always full time. After years as the top producing solo agent for a national brand, she started her own boutique agency in December 2011 – in the midst of the recession and housing slump. At the end of her first year on her own, she was the number one Realtor in the Greenville MLS by sales volume, and repeated this accomplishment numerous times since, including in 2022. She was the number one Realtor by volume for the entire decade of 2012-2021 with sales of over $388 million, which is 25% ($75 million) more than the next agent and even more than any team in the Greater Greenville MLS.

In 2017, she affiliated with Sotheby’s International Realty and launched Joan Herlong & Associates Sotheby’s International Realty. It is the only Sotheby’s International Realty affiliate in the Upstate. The company has more than tripled in size since that time in sales volume and the number of Associates.

With a well-earned reputation for expertise, fairness, and advocacy, Herlong has often been called upon for advice by agents from other companies. She has served as an expert witness in real estate litigation and related hearings, and negotiated thousands of deals.
