GREENVILLE, SC – Work will soon start on a landmark mixed-use community that will be an anchor for the future of Laurens Road development.
The Alliance is a $38 million project that will consist of two, four-story buildings on 3.8 acres at 1200 Laurens Road, which is at the intersection with Ackley Road on the edge of the Nicholtown community.
This project is being developed in partnership between NHE, Inc., HF Housing, Inc. (a nonprofit housing affiliate of Hollingsworth Fund), Jordon Development and SCG Development, and will include 100 units that will be affordable for households earning 70% or below the area median income (AMI). It will break down as 10 units at 20% AMI, 11 units at 30% AMI, 68 units at 60% AMI and 11 units at 70% AMI.
The Alliance also will feature 4,200 square feet of commercial space and around 5,000 square feet of amenities, said Taylor Davis, CEO of NHE. “Over the next few weeks, the buildings currently on the site will start to be demolished and grading will begin as well,” Davis said. “The Alliance is a special project that reflects the surrounding community.”
NHE and the development team have participated in many Nicholtown community meetings since 2021 to gather genuine neighborhood input to ensure that The Alliance was bringing affordable housing to the community.
Yvonne Reeder, a lifelong Nicholtown resident, said the community has long dreamed about bringing an affordable housing concept such as The Alliance to their neighborhood and added that Nicholtown residents showed up in large numbers to express their support when the Planning Commission met on it.
