GREENVILLE, SC – The Greenville Housing Fund and the Sterling Land Trust have closed construction financing on a $3.3 million affordable housing development — The Huddle at Sterling.
The project is a ground-up, affordable rental joint venture between The Greenville Housing Fund and the Sterling Land Trust in Greenville’s historic Sterling neighborhood. A groundbreaking ceremony will take place on Thursday, November 5 at 11 a.m.
The Huddle at Sterling will consist of 10 long-term rental homes for individuals earning between 60% to 80% of the area median income. Tenant-based vouchers will be accepted at the property. The homes will sit on three parcels of land owned by the Sterling Land Trust and will be arranged in five stacked duplexes.
In Spring 2024, Greenville Housing Fund and The Sterling Land Trust partnered to develop three parcels of land along Jenkins Street, just off Dunbar Avenue. The Sterling Land Trust owns the land, and Bon Secours St. Francis Health System supported its purchase through an initial pre-development grant.
“After several meetings with the Sterling Land Trust and their neighborhood stakeholders in 2024, it was identified that the greatest need for the neighborhood is long-term affordable rental housing,” said Deborah McKetty, President and CEO of Greenville Housing Fund. “That is what we are celebrating today.”
The Sterling Land Trust will remain the landowner and continue to strengthen the Sterling community as the land remains in the Land Trust’s stewardship in perpetuity. Rental proceeds will be reinvested in community programming.
Bank of America Charitable Foundation awarded a $250,000 grant for the project in 2025, underscoring the BofA’s commitment to strengthening Greenville communities through affordable housing initiatives.
